General Conditions

Arrival.
The arrival time is between 5pm and 7pm and the departure time at 10 am (or 11am for short stays of 2/3 nights).
Late arrival is possible. Please contact Liz to inform her of this.
Early arrival is not possible.
Why ? I can not organise an earlier arrival because all the cottages need to be prepared, some maintenance work must be done and we need to mow the lawns and do some garden work so that we will not make noise during your stay to ensure that it is peaceful and enjoyable.


Conclusion of the contract.
The booking becomes effective from the date that the host receives a deposit of 100% of the total amount. This deposit is non-refundable.
If your stay is 2 weeks or more, it is possible to pay in two installments. Please make your request by email.

There is a tourist tax of 0,77 €/adult/day.


Cancellation by the guest.
The host must be notified of a cancellation by email.

If a tenant cancels their rental agreement, the landlord will ask for compensation.
Here are the cancellation rules:

If the landlord can rent out the house again for the same time, all money already paid will be refunded, minus a 10% processing fee. As the travel date gets closer, it becomes harder to find another tenant.

We strongly suggest getting travel cancellation insurance to avoid losing money as well as the disappointment of not being able to go on your holiday.


Condition of the house at the end of stay & Cleaning.
The guest is expected to take care of the property, inside and out and leave it in the same state of repair and condition at the end of their stay as found at the beginning. 

There are 2 choices for the end of stay cleaning :

1. Either you pay a fee for the cleaning to be done for you. In this case, all you need to do is take out the rubbish, clean the barbeque and put the dishwasher going before leaving.
The price is as follow :

2. If you choose not to opt for the cleaning charge, please leave the cottage as you found it, this means between 2 and 4 hours of cleaning depending on the size and condition of the cottage.

What cleaning should be done? : The crockery, saucepans and kitchen utensils must be clean and tidy, small and large household appliances cleaned (coffee maker, hob, ovens, toaster, etc.), the shower/bathtub, sink, the toilets cleaned, the floors vacuumed and washed, the bins emptied & the barbecue cleaned.

In the event that the cleaning is not done satisfactorily, we will charge 25€ per hour for extra cleaning.


Capacity.
This contract indicates the precise number of people booked into the house, this number cannot be increased unless agreed by the host.


Visitors.
Visitors are not authorized in our cottages or gardens.
Into the Prairie is a private property that is exclusively reserved for people staying in the cottages.


Pets.
Pets are allowed in certain cottages under certain conditions. Please contact the owner. Pets will be refused if a previous agreement is not made. Read all the conditions


Cautionary Deposit.
A damage deposit of 200€ must be given the host on arrival. This is to cover any breakages and damage caused during the stay and also unsatisfactory end-of-stay cleaning. This deposit will be returned to the host upon departure after an inspection of the premises by the host and guest on the morning of departure.


Please note that our cottages are strictly non-smoking.
